About the Development
The first
Nicklaus design golf
course in South East Europe
will be in Bulgaria, designed by Steve Nicklaus.
On June 14 2005 in State
residence of “Bojana” Sofia, Bulgaria, Thimoty P. Kenny, Executive Vice
president of Nicklaus design, and Kiril Nedev and Ilia Lazarov,
Executive directors of Golf club Ibar, signed the Agreement for the
design of the golf course in Dolna Bania, 70 km away from Sofia. This
will be the first Nicklaus design Golf course not only in Bulgaria, but
in South East Europe. The ceremony was honored by H.E.Petar Stojanov –
President of Bulgaria 1997-2002, Mr. Todor Ivanov - mayor of Dolna Bania,
all members of the Municipality council of Dolna Bania, members of the
diplomatic corp, as well as 420 distinguished guests.

The Country Golf Club is situated at the foothills of Mount Rila -
the highest mountain on the Balkan Peninsula. It is 18 km from
Borovets - the first Bulgarian skiing resort founded at the
beginning of the 20th century; 70 km from the Bulgarian capital
Sofia and 80 km from Plovdiv - the second largest Bulgarian city
founded in ancient times by Philip of Macedonia - father of
Alexander the Great.
Dolna
Bania
itself is an ancient settlement famous for its hot mineral water
springs (65°C). Over the centuries its inhabitants have featured
ancient Thracian tribes, Roman and Byzantine settlers. Roman legions
have also crossed these lands on numerous occasions. Germanicus
(grandson of Emperor August, brother of Claudius and father of
Emperor Caligula of the Roman Empire was procurator here). The well
preserved Roman Bath, the old paved Roman road, the ruins of the
Venetitsa - an ancient Orthodox monastery and the small chapel
located 6 km from the town, lend extra historic value and importance
to the entire area. The road to Constantinople, which runs close to
the town, was used by the armies of the IVth Crusade, led by Emperor
Baldwin of Flanders.

The First digging ceremony for this property was performed on the
27-th of September 2005b by the Governor of Sofia region Mr. Emil
Ivanov and the Mayor of Dolna Bania Mr. Todor Ivanov. The ceremony
was honored by the presence of the members of the Parliament Mr.
Mladen Cherveniakov (former minister of justice) and Mr. Oleg Popov,
the President of the State agency for the development of new
technologies Mr. Plamen Vachkov, the Commercial counselor of the
British Embassy Mrs. Christine Mc Neal, the mayors of Ihtiman,
Kostenets and Gorna Malina, all municipal counselors and business
partners. Mr. Mladen Cherveniakov and Mrs. Christine Mc Neal placed
the pin of the green of the 18 hole and of the tee of the 1 hole.
From the 1-st October 2005 starts sales of the villas of the first
stage and fifteen first line villas.

without admission fee. All property owners will have a Country Club membership.

The above annual membership fees will be applicable starting 2008,

Internal
Regulation and Rules of Membership of the Country Golf Club and Spa:
Only the property owners and their families are members of Country
and Golf Clubs. Members are using the golf course facilities pursuant to the general
conditions of membership. The members are entitled to invite guests to the Club House and use
all available facilities and services pursuant to the general
conditions of membership and check in their guests at the Club
Hotel. The Club Hotel may be used solely by club members and their guests.
Members are obligated to maintain their properties to an club
adequate standard. Club members are entitled to rent their properties directly or
through the Club. Tenants will have the status of guests of the
owners, if the property is rented directly by the owner. In this
case the respective members shall be responsible for them. If
tenants have signed rental agreements with the Club such tenants
shall be the responsibility of the Club. The Club provides external property and compound security services
included in the membership fee. Individualized indoor security
systems – optional, on respective member request. The territory of the Club is Weapons and Bodyguards (even not armed)
free area. Farming and animal rearing on the premises is not allowed.
The speed limit within the compound is 30 km/h. From 13:00 to 17:00 hours and after 21:00 hours no excessive noise
on the premises shall be allowed without the express consent of the
neighbors and the Club management.
Rules of membership may be modified and supplemented as project
works progress.

Reserving this
property
You can reserve
this property through us for two weeks by transferring a 2000 euro
non refundable reservation deposit. The sum will be immediately paid to the seller and
the property will be taken off the market. This amount will be
deducted from the purchase price of the property when a Preliminary
Purchase Agreement is signed with the seller.
